Sinkhole in the Yard — Could It Be My Septic System?
In a lot of Berks County, sinkholes are a genuine geological reality, not just a septic symptom. Here’s how to tell whether a hole in your yard is a karst issue, a septic issue, or both at once.
Why Berks County Specifically Deals With This
Central and western Berks County sit on limestone bedrock, which is soft enough to dissolve slowly over time as water moves through it underground — a process that creates karst topography, including sinkholes, uneven rock depth, and unpredictable drainage patterns. Sinking Spring, one of the towns in our service area, is literally named for a spring that periodically vanishes underground through exactly this kind of limestone fissure.
That means a hole appearing in your yard here carries a genuinely different set of likely explanations than it would in a region without this geology. Some of those explanations are purely a soil and rock issue with nothing to do with your septic system. Others are septic-related, or made worse by the same underlying karst conditions. Here’s how to sort through which is which.
Sinkhole Causes Unrelated to Your Septic System
Natural Karst Dissolution
This is the classic cause in limestone regions — slow underground erosion eventually creates a void that the surface soil can no longer support, and it collapses. These tend to appear gradually, sometimes as a small depression that grows over weeks or months, and they can occur anywhere on a property, not just near utility lines or the septic system.
Old Buried Debris or Utility Trenches Settling
On older properties, a trench dug decades ago for a utility line, an old well, or even a filled-in structure can settle unevenly over time as the loose backfill compacts. This is unrelated to karst geology directly but can look similar on the surface — a localized dip or hole where the ground has simply settled.
Septic-Specific Causes
Soil Erosion Around a Damaged Tank or Pipe
If a tank has developed a crack, or a connecting pipe has separated at a joint, escaping liquid can wash away surrounding soil over time, eventually causing the ground above to sink. This tends to show up directly over or very near the known location of your tank or the pipe running to it, which is a useful distinguishing feature from general karst dissolution happening elsewhere on the property.
A Collapsing Access Riser or Lid
Older tanks sometimes have risers or lids that degrade over time, particularly if they weren’t originally rated for the soil conditions above them. A collapse here creates a hole that’s directly and obviously tied to the septic system, usually appearing suddenly rather than gradually.
Karst Conditions Compounding an Already-Struggling Drain Field
This is the case where the two issues genuinely overlap. A drain field on karst-prone ground can develop channels or voids beneath it as limestone dissolves, which affects how evenly effluent disperses and can accelerate both drainage problems and surface settling in the same area. If you’re seeing a hole near the field along with other warning signs — a wet patch, odor, or slow drains — treat it as a combined issue rather than two unrelated problems.

What We Check to Tell the Difference
Location relative to your septic system is the first and most useful piece of information — a hole well away from the tank and field footprint, with no other septic symptoms, is more likely a pure karst or settling issue outside our scope, and worth flagging to a geotechnical or excavation contractor instead. A hole directly over or immediately adjacent to known septic infrastructure is a different story, and one we can evaluate directly.
From there, we probe the surrounding area carefully — karst ground requires a methodical approach, since misjudging what’s rock versus what’s a void can lead to the wrong conclusion. If the tank or pipe itself is compromised, that gets documented and repaired. If it’s genuinely a broader geological issue unrelated to your system, we’ll tell you that honestly rather than treating every hole in the yard as a septic problem just because that’s what we do.
In the Meantime
Keep people, pets, and equipment away from any new or growing hole until it’s been evaluated — a small depression can widen or deepen without warning, and that’s true whether the cause turns out to be geological, septic, or both. If you notice a hole growing rapidly, or accompanied by a sudden odor or wet ground, treat that as more urgent than a slow, stable depression that’s been there a while.
