General

General Septic System Questions


Wastewater flows into the tank, where solids settle to the bottom as sludge and fats float to the top as scum. The liquid in between — the effluent — exits through an outlet baffle into the drain field, where it filters down through the soil. The tank is doing separation, not treatment; the soil under the drain field does the actual filtering.

If your water bill doesn’t include a sewer line item, that’s usually the first clue. Beyond that, look for a raised or slightly sunken rectangular patch of lawn, typically 10-25 feet from the house, and check your property records or township file for a permit. A lot of older homes closer to Reading itself were built with cesspools before conventional septic systems were standard — if your records mention one, that’s worth understanding on its own (see below).

A septic tank separates solids from liquid before the liquid goes anywhere; a cesspool is essentially just a pit that lets everything, solids included, seep directly into the surrounding soil. Cesspools show up on some of the older properties around Reading and were phased out because they offer far less filtering and fail faster. If you’ve got one, most Berks County townships will require it be upgraded to a proper system before a sale or major renovation.

A well-maintained conventional system typically lasts 25 to 40 years, though the drain field is usually the limiting factor rather than the tank itself — concrete tanks can outlast several drain fields if the field is overloaded or under-maintained. Soil conditions matter too; shallow or compacted soil common in parts of Berks County can shorten a field’s working life if it isn’t sized correctly to begin with.

It’s the small concrete or plastic box that sits between the tank and the drain field, splitting the outgoing effluent evenly across each of the field’s trenches or laterals. If it cracks, tilts, or clogs, one section of the field can get flooded while the rest stays dry — which shows up as a wet patch in one specific area of the yard rather than the whole field. Pumping

Septic Tank Pumping Questions


The general guidance is every three to five years for an average household, but a number of Berks County municipalities set their own required interval as part of their on-lot sewage management program — some as tight as every three years. Since Pennsylvania regulates septic systems at the township level rather than through a single county office, your specific requirement is set by your township’s Sewage Enforcement Officer (SEO), so it’s worth a quick call to confirm yours if you’re not sure.

Tank size relative to household size is the biggest factor, followed by whether you run a garbage disposal — that alone can cut your effective interval roughly in half because it adds solids the tank has to settle out. Frequent laundry, long showers, and a home that regularly hosts guests all push more volume through the system and shorten the interval too.

We locate and uncover the tank lid, measure the sludge and scum layers to confirm pumping is actually due, then vacuum out the contents through the truck’s hose. While the tank is open we check baffle condition and look for cracks or root intrusion, since it’s the easiest time to catch a small problem before it becomes an expensive one.

No — additives don’t remove solids from the tank, they just claim to help break them down, and there’s little independent evidence they do that reliably. Solids that aren’t pumped out eventually work their way to the outlet baffle and into the drain field, which is exactly what pumping is meant to prevent.

This comes up constantly on older properties around Reading, especially ones that changed hands a few times with paperwork lost along the way. We start with probing rods in the likely zone based on where the main sewer line exits the house, and on karst-prone lots we’re extra careful about how and where we probe, since limestone bedrock can sit closer to the surface than you’d expect.

Not necessarily an emergency, but it does mean you’re closer to the point where solids start escaping into the drain field than you’d want to be. We measure sludge and scum thickness rather than just eyeballing “full,” since a tank can look fine near the surface while having built up several inches of solids at the bottom.

Inspections

Septic Inspection Questions


We locate and open the tank, measure sludge and scum, inspect the inlet and outlet baffles, check the distribution box, and walk the drain field looking for surfacing effluent, unusually lush grass, or settling. We also compare what’s actually in the ground to whatever’s on file with the township, which for older properties is sometimes nothing.

Plan on roughly an hour on-site, more if the tank needs to be located first. You’ll get a written report covering tank condition, sludge and scum measurements, and drain field observations — the kind of document a real estate agent or title company can act on without needing to call us to clarify.

It depends on the township — Pennsylvania’s Sewage Facilities Act (Act 537) puts enforcement in local hands, so requirements vary by municipality rather than being set uniformly across Berks County. Some townships require a full inspection at time of sale, others don’t formally require one but strongly encourage it, and a lender or title company may require one regardless of what the township mandates.

It’s a test that simulates a household’s daily wastewater flow over one to several days to see whether the system can actually absorb that volume without backing up. It’s commonly required when a home has been vacant for a week or more before a sale, since a system that’s been sitting idle won’t show its true performance during a quick, low-volume check.

Yes. An inspection is a snapshot of the system’s condition on that day, not a guarantee about the future — a system that’s borderline can look fine during a low-usage moment and still be pushed past its limit by a new owner’s larger household or heavier water use. That’s part of why we document specific measurements rather than a simple pass/fail.

Drain Fields

Drain Field Questions


Standing water or soggy ground over the field (especially when it hasn’t rained recently), grass that’s noticeably greener or more lush over the field than the rest of the yard, sewage odor outdoors, and slow drains throughout the house that get worse after heavy water use are the main ones. Any one of these on its own might be something else, but two or more together usually means the field needs a look.

Berks County’s limestone-based karst geology is part of it — bedrock can sit closer to the surface than a field was designed around, and underground drainage doesn’t behave predictably the way it does over clay or sandy soil. Properties near the Schuylkill River, Wyomissing Creek, or other low-lying, creek-adjacent ground also deal with a higher water table, which leaves less usable soil depth for effluent to filter through before hitting saturated ground.

It depends on what’s actually wrong. A cracked or clogged distribution box is a relatively small fix that can resolve what looks like “field failure” without touching the field itself. True soil saturation across the whole field, on the other hand, usually does mean replacement, sometimes with a different system type better suited to the site’s soil depth.

Sand mounds get used when the natural soil depth above bedrock or groundwater is too shallow for a conventional buried field to work properly — a situation that comes up often in Berks County’s karst areas and along its higher water table zones. Instead of trenches dug into the existing soil, effluent gets dosed into an engineered sand bed built up above grade, giving it the depth it needs to filter properly before reaching bedrock or groundwater.

Yes — roots are drawn to the moisture and nutrients in a drain field and can work their way into pipe joints or the distribution box over time, eventually cracking or blocking them. If you’re planting near an existing field, stick to shallow-rooted grasses and avoid trees or large shrubs within the field’s footprint.

Maintenance

Septic Maintenance Questions


Wipes of any kind, including ones labeled “flushable,” along with grease, coffee grounds, cat litter, paint, medications, and cigarette butts. Wipes in particular don’t break down the way toilet paper does and are one of the most common causes of clogged baffles and pipes we run into.

Generally, no — a healthy tank already has the bacteria it needs to break down solids, and there’s not strong independent evidence that additives meaningfully improve on that. Some additives marketed as “drain openers” for a septic system are actually harmful, since they can kill off the bacteria population the tank depends on.

It adds a meaningful amount of extra solid material to the tank, which roughly doubles how often it needs pumping compared to a household without one. It’s not a reason to avoid a disposal entirely, just something to factor into your pumping schedule.

Every gallon that goes down a drain eventually has to pass through the drain field, so spreading laundry loads across the week instead of running them all on one day gives the field time to absorb water between doses rather than getting hit all at once. This matters more on properties with shallower soil, where the field has less buffer before reaching saturation.

Don’t park vehicles, build structures, or plant trees over the field — compaction from vehicle weight and root intrusion are two of the more preventable causes of field damage we see. Regular grass is fine and actually helps by drawing up some of the moisture through evapotranspiration.

Installation

Septic System Installation Questions


Every municipality in Pennsylvania handles on-lot sewage permitting through its own certified Sewage Enforcement Officer under the state’s Act 537 Sewage Facilities Act, rather than a single county office. The process typically starts with a soil probe and percolation test to determine what system type the lot can support, followed by a permit application reviewed and issued by the township’s SEO before installation can begin.

Conventional gravity systems are still common on lots with adequate soil depth, but a lot of new installations across Berks County end up as sand mounds or pressure-dosed systems because of shallow soil over bedrock or a higher water table. Which one fits a given lot comes down entirely to what the soil probe and perc test show.

Once permitting is complete, physical installation for a standard system usually runs a few days to about a week, weather and soil conditions permitting. Sand mounds take longer to build correctly than a conventional buried field since the sand bed has to be constructed and compacted properly in layers.

Soil conditions are the biggest factor — a lot that qualifies for a conventional gravity system costs meaningfully less to build out than one that requires a sand mound or pressure-dosed system because of shallow soil or a high water table. Site access, distance from the house, and how much excavation or grading the lot needs also factor in.

In most cases, yes. Cesspools don’t meet current code and most townships won’t permit a repair that keeps one in service — a failed cesspool is generally treated as a full system replacement, sized and designed to whatever the current soil evaluation shows the lot can support.

Grease Traps

Grease Trap Questions


Any commercial kitchen — restaurants, cafes, bakeries, catering operations — that discharges wastewater containing fats, oils, and grease (FOG) typically needs one, whether they’re on public sewer or a private septic system. Requirements are usually set at the local level, so it’s worth confirming specifics with your township or municipal authority.

It depends heavily on kitchen volume, but many food service properties fall into a monthly or quarterly cleaning schedule once the “25% rule” is reached — meaning grease and solids have accumulated to about a quarter of the trap’s total capacity. High-volume kitchens can hit that threshold faster and need more frequent service.

An overdue trap stops effectively separating grease from wastewater, which lets it pass downstream into pipes where it solidifies and causes backups — often at the worst possible time, mid-service. It can also put you out of compliance if your municipality or sewer authority requires documented maintenance logs.

They do the same basic job but at different scales. A grease trap is typically a smaller unit installed under or near a sink for lower-volume kitchens, while a grease interceptor is a larger, often underground unit for higher-volume commercial operations. Which one a property needs usually comes down to kitchen size and local code requirements.

Most municipalities that regulate grease traps want a maintenance log showing cleaning dates and the amount of waste removed, which we provide after every service visit. Keeping that log current is usually what a health inspector or sewer authority actually checks for, more than the trap’s condition on any single day.
